The Importance of a Good Roof

This is a good analogy: imagine your house as a human body. The roof would then be one
of the vital organ systems, let’s say the skin. In humans, our skin serves multiple
functions. Among many other functions, our skin provides protection against infection, it
helps us maintain our core temperature, it shields against dangerous UV radiation, and it
helps protect all of our internal organs. The roof above your head actually parallels these
functions in maintaining the integrity of your house.

Like our bodies and skin, roofs are subject to damage: wear and tear. There are symptoms
that accompany this damage. Roof damage may initially be isolated to faults in the
shingles themselves. Aside from factors that are out of your control (e.g. the climate you
live in) the type of shingle on your roof and its age will determine when these faults start
to occur. Ideally, this would be the most cost effective time to take action. A roof
inspection can be easily performed, the amount and degree of damage assessed, and an
intervention to repair the damage can be recommended. Unfortunately, many
homeowners do not look for or fail to recognize damage at this stage (please read our
article on common signs of roof damage!). The end result may be leaks, mold, and
exposure to outside elements (harsh weather, animals, pests, etc.).

Not only can the rafters and trusses in your attic be affected, but also the drywall in your living areas. Damage that is not detected and not addressed will cause significantly increased repair costs and reduce the value of your property. Home inspections are routinely performed during home sales and evidence of roof damage and its consequences can either cause buyers to walk away or offer them financial leverage prior to execution of a sales contract.
