3 Sneaky Roof Problems that Make Inspections Necessary

Roofing problems can happen at any time of the year. However, in the fall, some problems become more obvious like condensation and leaks. While some issues are visible and easy to identify, there are others that can fly under the radar for a long time. This is why it’s important to get an expert to inspect your roof yearly to detect some of the sneaky problems that can grow into big problems. While the weather is still good, get your roof inspected to find these difficult-to-spot problems today! Here are 3 sneaky problems that can escape your notice.

1) Damaged Roof Boots

Roof boots, also known as plumbing vent boots or pipe flashing, provide important waterproofing around pipes that penetrate a roof. Pipe vents allow stale air to leave your home via exhaust fans and therefore play a critical role in keeping your home’s interior comfortable. The pipe boot is supposed to sit snugly around the pipe without any cracks or gaps. It can be made of plastic, a combination of plastic and metal, or entirely out of metal.

Damaged roof boots can have broken seams or rotted rubber components that let water sneak into the home along the pipeline. This can cause sneaky leaks that damage your roof’s integrity and lead to costly repairs. However, fixing a roof boot is quick, easy, and affordable. In fact, a DIY kit with all replacement flashing components costs less than $100. Even if you need a skilled professional to install it, the cost of labor and installation beats installing an entire section of your roof.

2) Blocked Soffit Intake Vents

Your home’s attic is made of several components such as multiple vents and the fascia and soffit, parts that ease ventilation through overhanging eaves. Soffit vents allow air to flow through the edges of the roof so that ice dams don’t form in the winter and the roof stays at a proper temperature.

Over time, soffits can become full of debris, whether it’s from dust or loose insulation. When soffits aren’t clear, your attic can’t ventilate properly and it can cause problems with mold growth on your rafters and roof’s framing. Since it’s not automatically visibible, it will take an expert to inspect your roof and attic to identify any issues.

3) Mold Between the Roof and Exterior Wall

The more complex your home’s roof structure is, the more you need to look out for. For instance, when you have areas where your roof meets an exterior wall, you must protect the seams with intact kick-out flashing. This component protects the area where the roof’s edge meets any sidewall.

Without this protection, any runoff from the roof can flow down the wall that will eventually destroy the framing and sheathing. If you don’t like surprises, make sure you get these parts of your roof inspected yearly. It’s easy to fix the kick-out flashing and not too expensive either. Repairing a rotted section of a house is another story!
